There is a great biz model for the equivalent of a dorm with all these features. Essentially that’s a monastery. or the pre-monastery – the epicurean dorms that the monastery evolved from.
Why? Men simply don’t need a big nest, and if they do it’s better to hire a workshop where they can make all the noise (music, whatever) they want.
I’ve done some rough estimates, because the soviets did some of this for miraculously cheap per-dwelling costs, and correspondingly limited cost of living.
Problem appears to be limiting it to single hetero men in the current political environment while combining it with public financing (zero interest). Thus a bit of legislative activism is required. Effectively you have to create ‘societies’ to keep common interest and prevent degradation into slums. ie: owners only.
